A Quick Overview of Your Home Experience

Purchasing a new home is an exciting experience and a very important decision. We realize that during the home buying experience there are many details to be decided and arranged. The chronological list that follows outlines the events that typically take place in the purchase of a new home from Sunrise Homes, depending on the stage of construction that your chosen home is currently in.
Buyer Orientation
Now that the purchase contract and final selections have been completed, your Sales Associate will be scheduling the first of three very important meetings with the construction superintendent for your home. This buyer orientation has been developed to present a brief overview of what to expect during the upcoming construction of your new home. It allows for an opportunity to review items of special importance and for the Superintendent to answer any questions you may have regarding the construction of your home.
Frame Stage Walk-Thru
Just after framing has been completed you will have the first of two opportunities to tour your new home with a Sunrise Homes Construction Superintendent. This Frame Stage Walk-Thru was developed to ensure your understanding and satisfaction with the construction of the home at this important point of construction. This meeting also provides an opportunity for the Superintendent to answer any questions you may have regarding the construction and features of the home. The Frame Stage Walk-This is scheduled by your Sales Associate.
Completed Home Orientation
Your second tour of your new home will usually occur seven days prior to the Act-of-Sale, when the home is 100% complete. This Completed Home Orientation is one of the most important components of our customer service program. Much thought and planning has gone into developing this valuable introduction to your new home. This important tour of your home assures your satisfaction with your new home, will help you to become familiar with its many features, and addresses many important maintenance items.
Closing on Your Home
At closing, the documents necessary to convey your new home to you and to close the loan from the mortgage company will be executed and delivered. The principal documents include: Act of Sale, Promissory Note and Act of Mortgage
In preparing for the closing, you should keep the following items in mind. Insurance – You will need to select an insurance agency to insure your new home. Utilities – You will need to notify all applicable utility companies of your move so that service is provided in your name. Homestead Exemption- Contact your parish or county’s assessor’s office for information on applying for homestead exemption.
